Something odd is happening in ZIP 76044. The median list price on a brand-new Godley home is running about $75,000 below the median resale price. That is the inverse of how most markets work, and it is the single most useful thing a buyer can know before touring a house here.
If you are cross-shopping Godley against Cleburne, Burleson, or Aledo, the headline number on the portal is misleading you. Below is the mechanism behind it, the leverage it creates at the closing table, and the boundary line inside the same ZIP code that quietly changes what your dollar buys.

At 93.71% with zero homes closing above list, buyers are extracting roughly six points off the ask on average, and the seller pool has already price-cut seven out of ten active listings before the negotiation even starts.
That is not a soft patch. That is a market where the pricing power sits on one side of the table.
The bigger DFW context matters here. The Texas Real Estate Research Center's 2026 forecast has statewide sales up 2.5% but the median holding almost flat at around $334,000, and Redfin's March 2026 statewide read showed the median at $341,800, down 1.8% year over year with inventory near a decade high. The correction is concentrated in the outer suburban ring where pandemic-era permitting ran hottest, and Godley sits squarely in that ring.
The result on the ground: national builders are running Godley as an inventory-clearing market, not a price-appreciation market.
When five national builders and three regional builders are all sitting on completed inventory in a single small town, they price against each other, not against the resale market. A resale seller listing at $465,000 is competing with a comparable new build down the road at $390,000 that carries a builder warranty, energy-efficient systems, and in many cases a rate buydown or closing-cost incentive the resale seller cannot replicate.
That is the mechanism. The new-construction floor is dragging the resale ceiling toward it, and the seller data confirms it: 70.59% of listings have already dropped price, and the sale-to-list gap is widening.
Now the second-order move most buyers miss.
Godley ISD covers more than 122 square miles across Johnson, Hood, and Tarrant counties, with three elementary attendance zones: Legacy, Pleasant View, and R.B. Godley. That district serves roughly 3,300 students and is the default assumption for anyone typing "Godley TX" into a search bar.
But ZIP 76044 does not equal Godley ISD. Some inventory marketed as "Godley" sits inside Granbury ISD instead, feeding Acton Elementary, Acton Middle, and Granbury High School. Two homes on adjacent county roads can carry different school assignments, different district tax rates, and different resale audiences.

The portals do not surface this distinction cleanly. It is the kind of thing that only shows up when a buyer's agent pulls the specific parcel and cross-references the Godley ISD boundary map against the listing.
A Godley address is a mailing convention. The school district, the tax rate, and the resale pool are a parcel-by-parcel question. Assume nothing from the ZIP code.
Buyers researching Godley from outside DFW tend to see one blob of "new construction near Fort Worth." The actual ground reads more like a set of distinct products at different price points:
HAR's average listing price of about $527,000 sits well above the Redfin median of $396,000 for the same city because a small volume of Rock Hill Ranch-style acreage estates pulls the average up. Use the median, not the average, when you are gauging where the middle of the market actually clears.
If you are buying in Godley over the next two quarters, plan the negotiation around these facts rather than around whatever the listing agent says about "recent comps."
For a listing seller, the read is inverted: price to the new-construction comp, not to your 2022 appraisal, and expect an approximate six-point negotiation off ask if you want to clear the market inside the current DOM window.
Is Godley cheaper than Aledo right now? Meaningfully, yes. Zillow's Aledo home-value average tracks around $514,000 against Godley at around $435,000, and the resale/new-build spread in Godley opens a lower entry point in the high $200s that Aledo does not currently offer.
Does the new-construction discount extend to acreage properties? No. The Rock Hill Ranch tier and other multi-acre homesites are pricing on land value and custom-build cost, and they are not competing with tract builders. Expect that segment to hold its price better than the sub-$500K resale segment.
Why are homes sitting 93 to 102 days? Inventory. DFW-wide inventory has roughly doubled from the 2021–2022 peak, and Godley absorbed a disproportionate share of pandemic-era permits. This is a normalization, not a distress signal.
Which builder communities are actually open right now? As of mid-2026, Bloomfield at Godley Ranch is transitioning between phases, Impression Homes at Still Water Lake has June-2026 completion inventory, and HistoryMaker, Centex, Pulte, Trinity Classic, and Freels all have active Godley listings. Fifteen builders in total are quoted in the current new-community count.
