What Your Money Actually Buys in Harbor Lakes: The Fee Stack Behind a Granbury Fairway Address

Two neighbors on the same Harbor Lakes street can write checks that differ by more than five hundred dollars a month, and neither of them is being overcharged. One bought a Vineyards townhome with a full exterior-maintenance package. The other bought a custom home on the fairway and swings a wedge in the front yard on Saturdays without ever paying the club a dime. The address is identical to a portal scraper. The carrying cost is not.

That gap is the single most useful thing to understand about buying here, because it reframes every listing you look at on Lake Granbury's north shore.

The two-entity setup most buyers miss

Harbor Lakes is not one organization. It is two, and they do not share a bank account.

The Harbor Lakes Homeowners Association is a Texas nonprofit corporation, incorporated in 2006, with no employees and an unpaid volunteer board. Its annual assessment covers gated common areas and the community boat ramp onto Lake Granbury. That is the checkbox a title company confirms at closing.

The Harbor Lakes Golf Club is a separate, semi-private operation managed by Elite Golf Management under general manager Matt Mitchell. It offers two paid tiers, Golf and Social, and it sells daily green fees to the public at roughly eighty dollars a round on the Richard M. Phelps championship course that opened in 2003. Owning a home on hole seven does not include a locker, a tee time, or a bar tab.

For a buyer, that separation is the friction. A fairway view is a real estate purchase. A round of golf on that fairway is a second transaction, negotiated with a different entity, at your discretion. Sellers who present these two costs as a bundle are either confused or hoping you are.

Three product tiers, three completely different math problems

Harbor Lakes contains at least three distinct housing products, and the effective cost of ownership behaves differently in each one.

The Vineyards is the tier that catches people. Active listings within that single sub-community carry HOA dues that span from roughly $256 a month on newer 2023 product to about $746 a month on original 2007 units where a heavier maintenance package is baked in. Same subdivision name on the MLS. Very different economics.

That spread is where a shopper filtering by list price alone will misprice a home by six figures in present-value terms.

The five questions to answer before the offer, not after

The pre-offer diligence at Harbor Lakes is not exotic, but it does not overlap with what you would do in an inland Godley new-build or a Bluff Dale ranch parcel. Work through the list in order.

  1. Which HOA line item is on this specific parcel? Ask for the resale certificate and read the amount, the frequency, and what the current dues cover. A Vineyards resale certificate will read differently from a lakefront resale certificate on the same street.
  2. Is the golf club membership current, transferable, or nonexistent? The seller may or may not be a member. It has no bearing on your ability to close, but it has everything to do with your first summer.
  3. If the listing markets a boat slip, is it deeded, leased, or waitlisted? Community ramp access is universal. A specific slip is not.
  4. Which section of the Vineyards is this? Section, phase, and build year drive the monthly figure more than square footage does.
  5. What is the architectural review timeline? Harbor Lakes maintains formal design guidelines, and repainting trim or adding a pergola runs through a committee, not a same-week email.

A buyer who lines these up during option period pays what the market says. A buyer who assumes the fairway address bundles the fairway pays a premium for something they were already going to get for free.

A Harbor Lakes address is a house purchase. A Harbor Lakes lifestyle is three separate purchases in a trench coat, and only the first one closes at the title company.

Where Harbor Lakes sits in the June 2026 Granbury market

Portal medians will mislead you here, because Harbor Lakes trades above the town-wide number.

The Greater Fort Worth Association of Realtors reported that in June 2026 Granbury's median sale price was $452,998, up 4.6 percent year over year, with 5.1 months of inventory and 67 days on the market, per Fort Worth Report. Active listings across the city fell 14.4 percent year over year to 89.

Two takeaways for a Harbor Lakes shopper:

The five-plus months of inventory across Granbury is the softest read among the surrounding communities in that same report. Aledo sat at 3.4 months in the same window. That macro figure does not describe Harbor Lakes' luxury tier, which absorbs at a slower cadence than the city median, but it does mean buyers writing offers on Vineyards townhomes in the $400s and $500s should not treat this as a scarcity market. There is time to inspect, time to read the HOA docs, and time to price the club membership decision separately.

Sixty-seven days on the market is a citywide average. Waterfront and canal homes at the $1M-plus tier routinely sit longer, particularly through the second half of summer. That is a negotiation window, not a warning sign.

Texas 30-year purchase mortgages were quoted at about 6.5 percent in the same July 2026 reporting, with a Zillow research forecast of gradual movement toward 6.3 percent by year-end. Model your carrying cost against the higher figure, then treat any relief as upside.

The DeCordova Bend contrast, and why it matters here

The most useful comparison for a Harbor Lakes buyer is not another neighborhood on Zillow. It is the community six miles down the lake.

DeCordova Bend Estates bundles its economics differently. A single property owners association fee historically in the low three figures per month has covered the gated entry, two golf courses including a par-70 eighteen and the nine-hole Durant Classic par three, the marina, the pool, and tennis. When you close on a DCBE home, the amenity access is largely attached to the deed. Owners still pay for cart storage, food and beverage, and specific membership upgrades, but the base package rides with the house.

Harbor Lakes is the opposite architecture. The base HOA is leaner. The club is a la carte. If your household plays golf twice a week and eats at the clubhouse on Fridays, the DCBE bundle is likely the cheaper total. If your household boats, walks the trails, and treats the course as an occasional guest experience, Harbor Lakes' unbundled model is the cheaper total.

Neither is a better neighborhood. They are two different pricing models for two different use cases, and buyers who compare them by list price alone will pick wrong roughly half the time.

What this means at the closing table

The Harbor Lakes premium over the Granbury median is real, and it is defensible. The community sits minutes from the historic Granbury square, backs onto a Phelps course with strong maintenance reviews in 2026, and drops you onto Lake Granbury through a community ramp when your dock is not private. Emma Roberson Elementary, Acton Middle, and Granbury High serve the community through Granbury ISD.

What the premium is not paying for is a club membership, and the sooner a buyer separates those two dollars in their head, the cleaner the negotiation runs.

A listing agent who tells you "the golf is included" is describing a lifestyle, not a legal fact. A buyer's agent who runs the fee stack line by line before you write the offer is describing the fact, and it is the fact that closes.

Is Harbor Lakes Golf Club open to the public? Yes. It is a semi-private operation with daily fee play, a published dress code requiring collared shirts and no denim, and two membership categories. A home purchase does not enroll you in either category.

Do all Harbor Lakes homes come with lake access? All owners have access to the community boat ramp through the HOA. Private docks belong to individual waterfront and canal parcels and are conveyed with those specific properties. Interior lots do not receive a slip by default.

Why do Vineyards HOA figures vary so widely on active listings? Different sections and phases within the Vineyards at Harbor Lakes were built under different maintenance packages. Newer product tends to carry lighter dues. Original 2007 units frequently include a heavier exterior and landscape package that lifts the monthly figure. Always read the resale certificate for the specific address.

Should I offer at, above, or below list in the current market? That decision belongs to the specific parcel, the days on market, and the tier. The June 2026 citywide picture from the Greater Fort Worth Association of Realtors gives buyers room to be measured. A luxury waterfront listing sitting past ninety days is a different negotiation than a Vineyards townhome that hit the MLS on Thursday.
